Just like bank owned foreclosed homes, government HUD homes were acquired from homeowners who were not able to pay off their mortgage. However, the main difference between the two is the source of the loan. Government HUD homes are properties with mortgages insured by the Department of Housing and Development of the United States. This means government HUD homes are just as cheap as foreclosed homes because the agency surely wants to liquidate their assets. However, acquiring government HUD homes is a different process altogether.
Buying a HUD Home
Choosing a HUD home is just like choosing any other property. The government agency provides a list of properties currently on sale, while online listing sites also include such government listings. However, instead of dealing with homeowner directly, those who would want to buy government homes will have to find an agent that are licensed by the HUD. All transactions are done through the HUD approved agent or agency. The process of buying government HUD properties is much like an auction; the buyer makes an offer through the agent, and the offer is either accepted or rejected. It is not a matter of finding the property first, since HUD priorities individuals in certain fields and occupations.
But in any case, government HUD houses can be commendable addition to the list of the cheap properties one can buy. Government HUD homes are great for real estate investing or for personal ownership.
